Welcome to ViewRoom ("we," "us," or "our"). By booking a viewing through our website, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.
We are not Chartered Surveyors, Structural Engineers, or Legal Advisors.
ViewRoom provides a "Media and Proxy Viewing Service." Our scouts act as your eyes and ears to provide a layperson's visual assessment of a property at a specific point in time. We verify:
We do not verify structural integrity, electrical wiring compliance, gas safety certificates, or the legal standing of the landlord's title deed. You remain solely responsible for your decision to sign a tenancy agreement.
Successful Viewings: A booking is considered "fulfilled" once our scout attends the property and provides the video/report, regardless of whether you decide to rent the property.
Cancellations by You: You may cancel for a full refund up to 24 hours before the scheduled viewing time. Cancellations within 24 hours are non-refundable.
Cancellations by Landlord: If the landlord/agent cancels the viewing or fails to show up, we will attempt to reschedule once free of charge. If access is permanently denied, you will receive a 100% refund.
To the maximum extent permitted by UK law, ViewRoom shall not be liable for any indirect, incidental, or consequential damages resulting from your tenancy. This includes, but is not limited to, deposit disputes, future maintenance issues, or landlord fraud that occurs after our verification.
We prioritize the safety of our student scouts. We reserve the right to refuse service for any property located in an area deemed unsafe, or if a landlord/agent behaves aggressively. In such events, a full refund will be issued.
